An assessment is a look, a conversation and a document. We go up, read the covering and the details around it, and check what the rules ask of your address. You leave with a written scope.
What the visit looks at
- Covering condition and signs of age
- Flashing at walls, vents, chimneys and valleys
- Drainage and gutters
- Deck condition where it can be reached
- The cool roof values your address calls for
- The fire zone and the Class A question
How the visit runs
We arrange a time with you, go up with the right safety gear and read the roof slope by slope. Photographs are taken of what matters.
Inside, we look at ceilings below the problem areas and, where we can reach it, the underside of the deck.
What you get afterward
A written scope: what we found, what the roof needs and the order we would do it in. The scope names the covering, the underlayment, the deck work and the permit route for your address.
It is yours to keep.
How it differs from other reports
A home-sale inspection is a general check made for a buyer, and a sign-off letter is a statement about condition at a moment. An assessment is made for whoever must decide what to do next.
The rules get a read as well: cool roof values, fire class and which office issues the permit.
Assessment questions
How does it differ from a home-sale inspection or a sign-off letter?
A home-sale inspection serves a buyer, and a sign-off letter states condition at one moment. An assessment serves the person deciding what to do and ends in a scope.
What is included in a roof inspection?
The covering, the flashing, the drainage, the deck where it can be reached and the ceilings below. Ours also reads the cool roof values and the fire zone for the address.
What do I get after the assessment?
A written scope: what we found, what the roof needs, the order of work and the permit route. It is yours whether or not you hire us.
Are cool roof and fire zone items part of it?
Yes. We check the cool roof values the address calls for and send you to the CAL FIRE map viewer to check the address for the fire zone.
