A leak is stressful, and the first job is to limit the damage indoors. After that comes the question of where the water enters and what that says about the roof. On an old roof, a leak can be the roof telling you its age.

First, inside the house

Move valuables, put a bucket under the drip, and call us; if water reaches lights or outlets, stay clear and switch off power at the panel only if it is safe to reach.

Take a few photographs of the stain with the date. They help whoever looks at the roof see how fast it is growing.

Finding where the water enters

Water can show up far from where it enters. It runs along a rafter or a layer and drips somewhere else. Start the search at flashing around a chimney, a vent or a valley, then at cracked or slipped covering.

On a tile roof, a cracked tile can be a sign that the underlayment beneath has worn through. Tile sheds most water, and the underlayment does the waterproofing.

When the leak means more than a spot

One leak in one place on a young roof is a local fix. A repeat leak points to covering and underlayment that may be spent.

Look at the pattern: several stains, moisture under the boards or granules and curling across a slope suggest replacement is the better road.

Who to ask, and what to expect

Ask whoever will put the diagnosis in writing: where the water enters, what is failing and what the choices are. We will tell you plainly if your roof looks like a replacement.

Your insurance policy decides what it covers. Read the wording on cause of loss, and ask your insurer what applies.

Leak questions

Who is the best person to fix a leaking roof?

Someone who will name where the water enters and what is failing, in writing. For an old roof, ask whether the choice is a fix or a replacement and why.

Will homeowners insurance cover a roof repair?

Your policy decides. Read the cause-of-loss wording and ask your insurer. Some carriers set limits by roof age (Insurance Business America, 26 May 2026).

How much would it cost to repair a leaking roof?

A written scope after a look at your roof gives the figure, and it will differ for a flashing, a tile or a failing slope.
