A repair is quick and a replacement is a project. Which one fits depends on age, pattern and what the deck looks like under the covering. The facts below hold either way. Tell us what is going on with the roof. We will read it and answer plainly.

Age is a clue, not a verdict

A roof's age tells you where to look, not what to decide. A young roof with one damaged spot is a fix. An old roof with three fixes in as many years is telling you something.

We look at the pattern first: where the water comes in, whether the same area keeps returning, and how the boards feel underfoot.

Where a repair holds

A repair holds if the trouble stays in one place and everything around it is sound. A cracked flashing, a slipped tile or a loose ridge can be fixed without touching the rest.

It stops holding when the covering around it is brittle, the underlayment is spent or the deck has gone soft. Then the next fix sits in material that is already failing.

Cost, in third-party numbers

For a replacement, Angi's 2026 Los Angeles figures list a typical range of $10,256 to $24,963, with the average near $17,271 (Angi, 2026). That is a third-party average, not a quote.

A written scope for your roof is the only figure that counts. Ask for one before deciding.

The 50 percent lines in Los Angeles

Three different rules use a 50 percent line. The state cool roof rule starts when more than 50 percent of a roof is replaced (California Energy Commission, 2022). The City of Los Angeles cool roof rule starts when more than half is replaced (LADWP, 2022). And in the City of Los Angeles, re-roofing more than 50 percent in a year brings the whole roof up to current code (LADBS, 2026).

A large repair can cross one of these lines. We tally the area before the work is scoped.

Repair or replace questions

Does repairing a roof cost less than replacing it?

A repair costs less on the day. Replacement can cost less over the years when fixes keep returning. Angi's 2026 Los Angeles page puts an average replacement at about $17,271 (Angi, 2026). A scope for your roof gives the real comparison.

What is the 25% rule in roofing?

The Los Angeles rules draw their line at 50 percent. Re-roof past that in a year inside the City of Los Angeles and the whole roof must meet current code (LADBS, 2026).

Which 50 percent lines do the Los Angeles rules draw?

Three: the state cool roof rule above 50 percent of the roof (California Energy Commission, 2022), the City cool roof rule at more than half (LADWP, 2022), and the City of Los Angeles rule that brings the whole roof to current code beyond 50 percent in a year (LADBS, 2026).
