How to read an average

An average blends small roofs and large ones, simple shapes and complex ones. Your roof is one point inside the spread. A hip roof with many planes, a steep slope or a tile deck that needs sheathing work sits higher than a plain gable.

Use the per-square-foot lines for a rough frame, then ask for a written scope. The scope names the covering, the underlayment, the deck work and the permit, which is what a price should rest on.

Cost against value

In the 2025 edition of JLC's Cost vs Value, a national asphalt replacement cost $31,871 to do and returned $21,501 at resale, which is 67.5 percent recouped (JLC Cost vs Value, 2025). That is a national study of a particular spec, not a Los Angeles forecast.

It shows the idea: a roof returns part of its price at sale and the rest in years of dry living.

Paying for a roof, and the deposit rule

Under California law, the down payment on a home improvement contract may not exceed 1,000 dollars or 10 percent of the contract price, whichever is less.

Cost questions

How much should a 1500 sq ft roof cost?

Take the roof area and multiply by a cost per square foot. For Los Angeles, Angi lists near $8.60, spread $4 to $12 (Angi, 2026). The roof is bigger than the floor plan, so measure the roof.

What is the cheapest way to redo a roof?

A cheaper first price can cost more later. In Angi's 2026 Los Angeles figures asphalt shingle is near $8.50 a square foot and tile or metal near $12 (Angi, 2026).

How to estimate roofing material?

Measure the roof area, add for hips, valleys and cuts, and check the product's coverage on its data sheet. Material orders come from the scope, not from the house plan.

What is the most expensive part of a new roof?

Materials and labor are the two big lines, and the balance depends on the covering. Angi's 2026 figures separate asphalt at about $8.50 per square foot from tile and metal at about $12 (Angi, 2026). Old roof removal adds $1,000 to $3,000 in Los Angeles (Angi, 2026).
